Is it worth getting grout sealed after cleaning and for new installs?

sealed vs unsealed grout

Absolutely and Here’s Some Reason’s Why Sealing is Necessary

  • For New Installs: Most new home builders do not seal grout because fresh grout requires 48 to 72 hours of curing time before a sealer can be applied. Neglecting this step can lead to discoloration within days of use.
  • After a Deep Cleaning: Professional deep cleaning may remove the existing sealant. Resealing immediately after cleaning “locks in the clean” and prevents newly extracted pores from immediately re-absorbing grime.
  • Easier Maintenance: Sealed grout keeps contaminants on the surface, making routine mopping more effective and reducing the need for aggressive scrubbing.
  • Health and Longevity: Sealing creates a water-resistant barrier that discourages the growth of mold and mildew in damp areas like bathrooms. It also prevents moisture from seeping behind tiles, which can cause them to loosen or crack over time.

Exceptions and Considerations

Grout/Tile Type Sealing Recommendation Reason
Traditional Grout Essential Highly porous; prone to stains and moisture damage.
Epoxy Grout Not Required Non-porous and naturally water-resistant; sealing offers no benefit.
Glazed Ceramic/Porcelain Tile: No / Grout: Yes The tile is non-porous due to its glaze, but the grout lines between them still need protection.
Natural Stone Essential Both the stone (marble, slate, etc.) and the grout are porous and require sealing.

How Often to Reseal

The lifespan of a seal depends on the type of sealer used and the area’s traffic:
  • High-Traffic/Wet Areas: Kitchen floors and daily-use showers should be resealed every 6 to 12 months.
  • Low-Traffic Areas: Guest bathrooms or laundry rooms may only need resealing every 2 to 5 years.
  • Backsplashes: Vertical surfaces with less water exposure may only need attention every 5-10 years.
  • The Water Test: To check if your grout needs resealing, drop a few drops of water on the grout line. If the water beads on the surface, the seal is still effective; if it soaks in and darkens the grout, it is time to reseal.

Professional vs. DIY Sealing

While DIY sealing is possible, professionals use commercial-grade sealers that typically last longer (2–5 years) than consumer products (6 months to 2 years). Additionally, professionals ensure the grout is completely clean and dry before application; sealing over dirt can permanently trap stains under the barrier.
